• Standard bond cleans include general interior cleaning only.
• External cleaning (e.g. balconies, garages, inaccessible windows) and special services (e.g. pressure washing, lawn mowing) are priced separately unless part of a quoted package.
• A full quote including inclusions and price will be provided upon physical inspection.
• Furniture must be removed before the clean (unless agreed upon in writing).

We can help you take the stress out of your final steps by completing the Exit Condition Report on your behalf after the clean, as an optional extra. 

As former property managers, we know how to fill it out accurately, using real estate approved language and matching the standard layout used across Queensland.  To assist with completing the Exit Condition Report, the client must provide a copy of the original Entry Condition Report (Form 1a) prior to or on the day of cleaning.

• This service is for report assistance only, not formal legal advice.
• We document the condition after our cleaning is complete, and do not claim responsibility for tenant caused damage or changes post clean.
• For full transparency, photos can be included upon request at an additional cost to support the report. 

Entry Condition Report Requirement:

To assist with completing the Exit Condition Report, the tenant must provide a copy of the original Entry Condition Report (Form 1a) prior to or on the day of cleaning.

• This report allows us to accurately compare the property’s original condition and ensure the exit report is consistent.
• If the Entry Report is not supplied, we can still complete the Exit Report based on the current post clean condition; however, it may be marked as “not sighted” or “no reference available.”
• We are not liable for discrepancies due to missing or incomplete Entry Condition Reports.

• A minimum 48-hour notice is required for cancellations or rescheduling.
• Late cancellations (within 24 hours) may incur a cancellation fee of up to 30% of the quoted price.
• The client must ensure access to the property at the booked time. If our team arrives and cannot access the property or complete the clean due to tenant-related or agent delays, a call-out fee will apply.
• We recommend being present at the start or end of the clean for a walkthrough, though it's not mandatory.

• Properties must be vacant, with all personal items removed before the clean begins.
• Power and running water must be connected at the property during the clean. If not, a rebooking fee will apply.
• If excessive dirt, grime, mould, pet hair, nicotine stains, or pest presence is discovered, additional charges may be applied based on time and resources required.
• Our cleaners are not responsible for existing damage, wear and tear, or appliances that are non-functional or dangerous to clean. 

• Our 100% Bond Back Guarantee covers only the areas we’ve cleaned and is valid for 72 hours after the clean is completed.
• If your property manager or landlord raises any cleaning issues during that time, we’ll return for a free re-clean (one list, one time only).
• Re-cleans are provided only when a written report from the property manager/agent is submitted within 72 hours.
• Re-cleans are limited to one return visit. Further returns may incur a service fee.
• The guarantee does not cover damage, maintenance issues, or areas not included in our original service.
• The guarantee does not apply if:
• The property has been accessed or modified after our clean (e.g., new dirt, pet activity, etc.)
• A third party has cleaned or interfered with the work.
• Issues raised are outside the scope of our original service.

• We are fully insured for public liability; however, accidental damage must be reported within 24 hours for coverage eligibility.
• We take utmost care, but are not liable for pre-existing damage, pest infestations, or electrical/structural faults.
• Items or surfaces that are fragile, deteriorated, or improperly installed are cleaned at the client’s own risk.

• A deposit of 30% is required to secure your booking.
• Bookings are not confirmed until the deposit is received and we have sent a written confirmation.
• The remaining balance is due on the day of the service, upon completion.
• Delayed or failed payments may incur late fees and future bookings may be declined until the balance is cleared.
• Payment methods accepted: bank transfer, cash,  credit/debit card (surcharges may apply).

• Deposits are fully refundable if the job is cancelled with more than 48 hours’ notice.
• Cancellations made within 48 hours or no-shows may forfeit the full deposit to cover scheduling losses.

• Quotes are valid for 7 days and may be subject to review if the condition or access of the property changes significantly.
• Verbal or text message quotes are not final until confirmed in writing with service inclusions listed.
